IPort is a $500 million business park located on 122 hectares of prime industrial-zoned land at Rolleston, Christchurch in Canterbury, developed by the Carter Group.

The greater Christchurch region has a population of more than 680,000 people and is serviced by three district councils, Selwyn, Waimakariri and Christchurch City. IPort, at Rolleston, is located in the Selwyn District.

Rolleston is the key transport hub for not only Canterbury, but also the whole of the South Island with connections via road and rail to the upper North and lower South Island. The population of the South Island is 1.2 million people.

The Selwyn District has had the highest population and economic growth in New Zealand over the past 10 years with the District almost doubling in population since 2006 (growth rates of 6%p.a. compared to the national 2%p.a. average). Towns such as Lincoln, Prebbleton and West Melton, all in the Selwyn District and close to Rolleston, are experiencing rapid population growth. Annual economic profile figures released by Infometrics show that from 2009 to 2019 the Selwyn district’s growth grew by 5.2% and GDP grew by 6.5%, ahead of all other districts in New Zealand.

Urban Areas

Stage 1 of the IPort development saw the sale of 27ha to Lyttelton Port of Christchurch (LPC) to develop its inland port, Midland Port. LPC chose to establish at IPort as it is strategically positioned at the intersection of South Island’s major transport arteries – State Highway 1 accessing the upper and lower South Island, State Highway 73 accessing the West Coast, the South Island main trunk railway line, the Midland railway line and the (MetroPort) railway line. The establishment of LPC’s inland port together with the Port of Tauranga’s inland port, MetroPort (adjacent to IPort) further strengthens Rolleston as the main South Island logistics and commerce hub.

The Carter Group has a further 125 hectares of Commercial and Industrial land that it is developing. Rolleston’s position as the major hub servicing not just the Christchurch Metropolitan area, but also the whole of the South Island, has been further solidified and strengthened by the significant roading projects under construction and planned for the area. The Station is the ideal location for retailers, with easy access from the new Southern Arterial Motorway reducing the travel time from Rolleston to Christchurch CBD from 30 minutes to less than 15.

The Government will fund and complete a two-lane overbridge over the State Highway directly linking IPort to the Rolleston township. The construction for this $60 million roading project is to due commence in 2024 and will be completed within 2 years.
